A deposit that can be used for non-payment of rent or for damage to premises that are not ordinary wear or tear may not be claimed for more than one month`s rent. It should not be used by the tenant to pay last month`s rent. The deposit must be made on a separate interest account. A tenant must collect interest each year, but must not be a tenant for an entire year to qualify for interest.
